You buy a plot on their new property development, choose a design,
and they will build a new off plan property which suits your needs and budget.

The points below should help you to decide if this is the best route for you.

  • It is usually less hassle than arraging a new build totally alone
  • it is likely to be cheaper than an architect designed home
  • you will still have a long wait till you can use the property
  • you can often have features added as extras during building -
    such as garages and swimming pools

SOME DISADVANTAGES OF NEW-BUILDS

  • the gardens have to be made from scratch
  • when your villa is completed, you may find others still being built around you
  • the better/larger plots will push up the headline prices you will be given

IMPORTANT LEGAL STUFF

Some builders offer a double contract.
You buy a plot from a developer,
and  in the same document sign that the developer builds a house on the land.

This can cause serious problems.
You do not receive the deeds for the land until after construction.
If the developer goes bust, you will not get  to keep the land you have paid for.

Even if the developer is supplying both the land and doing the building,
you should have a separate contract for each process.
